What AirDNA's June 2026 Data Tells Us About Greece's Short-Term Rental Market

The latest AirDNA European Review (June 2026) paints a picture of a maturing short-term rental market across Europe. While overall demand has softened slightly compared to last year, Greece continues to stand out thanks to its strong pricing performance and healthy booking pace heading into the peak summer season.
For property managers, the message is clear: success in 2026 will depend less on simply being listed and more on effective revenue management, operational excellence, and maintaining a competitive guest experience.
A More Balanced Greek Market
Greece recorded approximately 156,000 active short-term rental listings in June 2026, a 2.5% decrease year over year. Unlike many European markets where supply continues to expand, the slight reduction in available listings suggests that the Greek market is becoming more balanced.

A more controlled supply creates opportunities for professional property managers to improve occupancy and optimize pricing, particularly in high-demand destinations where competition remains strong but less saturated than in previous years.
Demand Remains Healthy
Although demand nights declined by 2.1% compared to June 2025, nights booked increased by 1.1%, indicating that travellers continue to choose Greece for their summer holidays.
Even more encouraging is the forward-looking data. Bookings for the third quarter (July–September) are already 6.4% ahead of last year, providing confidence that the core summer season will remain robust.
For managers, this means that pricing strategies should continue to be dynamic rather than overly conservative. Strong forward demand supports maintaining rate integrity instead of relying on last-minute discounts.
Greece Continues to Lead on Pricing
One of the strongest indicators in this month's report is pricing.
Across Europe, the Average Daily Rate (ADR) increased by 7.5% year over year. Greece significantly outperformed this trend, with ADR reaching approximately €178.80, representing a 12% annual increase.
This demonstrates that guests continue to perceive Greece as a premium destination and are willing to pay higher nightly rates for quality accommodation and professional service.
Rather than competing on price alone, property managers should focus on delivering value through exceptional guest communication, well-maintained properties, professional photography, and consistently positive reviews.
Seasonality Remains Greece's Biggest Opportunity
AirDNA also confirms that Greece experiences the strongest summer pricing uplift in Europe.
Average daily rates increase by 54.9% during the summer months compared with the rest of the year, highlighting the importance of maximizing revenue during the relatively short peak season.
This makes accurate revenue management essential. Small improvements in pricing strategy during July and August can have a significant impact on annual revenue.
What This Means for Property Managers
The June 2026 data suggests that Greece's short-term rental market is entering a more mature and balanced phase. While overall European demand has softened, Greece continues to benefit from strong forward bookings and the ability to command premium nightly rates. For property managers, this means that success will increasingly depend on strategic revenue management rather than aggressive discounting. With supply stabilizing and competition shifting toward quality rather than quantity, investing in guest experience, operational excellence, and data-driven pricing will be essential for maintaining high occupancy and maximizing revenue throughout the remainder of the summer season.
Looking Ahead
While the explosive post-pandemic growth of short-term rentals has naturally moderated across Europe, Greece continues to demonstrate remarkable resilience. Strong international demand, premium pricing, and positive booking momentum position the country for another successful summer season.

For professional property managers, the opportunity lies in combining data-driven pricing with high operational standards. Those who leverage market intelligence, optimize rates, and consistently deliver exceptional guest experiences will be best positioned to outperform the market throughout the remainder of 2026.
